The Courtyard at MarylandNew Jefferson Street corridor townhouses check off all the boxes.
The revitalization of the Jefferson Street corridor takes another positive step forward with “The Courtyard at Maryland,” a stand of tasteful three-bedroom, three-and-a-half bath Townhomes.
Builder/Developer Grady Stewart says the new construction at 516 Maryland Avenue is filling a downtown housing void.
“It’s hard to find anything comparable downtown,” Stewart said. “We feel like we’re hitting a home run on several different angles – the open floor plan, the pedestrian friendly location, the high efficiency construction, and the fact that you can park four cars per unit. I think we’ve checked off the boxes that people are looking for in downtown living.”
“It’s just a fabulous downtown location,” said Tyce McCullough, who represents the property through Rector Hayden Realtors. “You are just a short walk to all the great shops and restaurants on Jefferson Street and the west side of Lexington, plus there’s the future Town Branch Park.”
In case you haven’t heard, Town Branch Park is the project emerging behind Rupp Arena that is turning nine acres of asphalt and concrete into a multiuse public green space.
Each1,850 square foot townhome can be accessed on the ground level through its front door on Maryland Avenue or through its two-car garage in the courtyard of the gated development.
COMFORT ON THREE LEVELS
Entering the ground level foyer, you begin to get a feeling for the builder’s commitment to quality with the vintage-look bannister, engineered wood flooring and nine foot ceiling. The ground floor bedroom is separated by pocket doors to a full bath. The space could be alternately be utilized as an office, den or study.
The upscale kitchen and living area of the open concept main level are the heart and soul of the townhome. The all-electric kitchen sports quartz countertops, soft-close drawers and cabinets, farm sink, large island, and high-end stainless steel appliances including a drawer style microwave.
The numerous windows that flood the living area with natural light and the nine foot ceilings contribute to the open feel. You can choose to enjoy the ambiance of pre-programmed color hues of the remote control fireplace or crank up the heat according to the season. The main level is rounded out by a half bath and access to the full deck.
The top level is home to two spacious bedroom suites, each with a full bath. The master comes with a seven foot vanity, tile shower and walk-in closet.
“It’s really like having two master suites on the top level,” Stewart said. “They can both accommodate a king size beds.”
“UNHEARD OF” PARKING CONVENIENCE
The generous parking situation at “The Courtyard at Maryland” is raising eyebrows and buyer interest. Each of the six townhouse units comes with its own two-car garage as well as off street courtyard space for two additional vehicles.
“Parking down here comes at such a premium,” said realtor McCullough. “I have friends in a $750,000.00 house on West 2nd Street, and they don’t even have a driveway. They’ve got to park on the street. Even a one car garage situation with a second in the driveway is a big deal around here, but to have two in the garage and two in the drive, for a total of four spots in downtown Lexington, it’s unheard of.”
“With the crown molding, the detail and the trim work above the windows, there’s the kind of finish work that a lot of builders don’t seem to take pride in anymore,” McCullough said. “That stuff really matters.”
This week’s feature home is listed with Tyce McCullough of Rector-Hayden Realtors. There will be an open house from 2:00 p.m. to 4:00 p.m. on Sunday, December 8. To see more images of the home, visit the Homeseller gallery at Kentucky.com
