Local builder plans 65-acre development for one of state’s fastest growing counties
Ball Homes, the Lexington-based home builder that has developed heavily in fast-growing Scott County, is planning another big development.
South Crossing will tentatively include 162 single-family homes and 140 apartments, near the Kroger Marketplace on the Georgetown bypass and also close to the Ball Homes-developed Bradford Place.
The single-family homes would be built at a density of 3.54 lots per acre, and the apartments would have 302 parking spaces.
The Scott County planning commission approved a zone change for the development at its Sept. 13 meeting, although some concerns were expressed about traffic congestion and lack of access points.
“As Georgetown grows, we think that this is an ideal location as far as it is already inside the urban service boundary” and on arterial roads close to Lexington, Nick Nicholson, an attorney for Ball Homes, told the planning commission.
“... If growth is coming, which all market indicators say that it is, we think this is an absolute ideal location that is ... already suited for this use.”

Ball Homes officials could not be reached for comment.
Ball’s recent developments in Scott County include McClelland View, Payne’s Landing and Canewood, the Landing at Pleasant Valley, the Meadows at Rocky Creek and Rocky Creek Reserve.
Scott County is one of Kentucky’s fastest-growing counties, with a population that jumped from 47,354 to 54,873 from 2010-2017, according to U.S. census figures analyzed by 24/7 Wall Street. By 2040, about 97,745 people will be living in the county, recent data shows.
