This Lexington zip code saw the greatest increase in median home value over the last year

Real estate is booming in Lexington, as the median home sale price has soared to $269,422 in March.

Median home values have also increased over the past year, and every Lexington-area zip code saw an increase from February 2021 to February 2022, the most recent month for which data are available.

Lexington’s zip code with the lowest median home value is 40339, at $86,572. This zip code saw the greatest percent increase in home value, however, at 42.68%. The most modest value increase was for homes in the 40508 zip, with an increase of 11.34%.

These figures are per online real estate hub Zillow and its home value index.

Nicholasville homes, in zip code 40356, have a median value of $227,795. This is a 16.9% increase from February 2021, just below the average percent change of 17.2%.

There were more Lexington homes on the market in March 2022 than in February, according to Rocket Homes. The site reported 800 homes were posted for sale in Lexington last month, a 12.8% increase from the previous month.

The only home category reported by Rocket Homes to have fewer listings in March 2022 than in February 2022 was one-bedroom homes, which saw a 4.3% decrease. The largest increase of home listings was for 4-bedroom homes, with 219 homes listed in March and 181 in February.

Lexington homes sold above asking price 51.5% of the time in March, and 92% of homes sold in fewer than 30 days, according to Rocket Homes.
