Another major Lexington shopping center sold just 7 months after Hamburg Pavilion

A second major Lexington shopping center has changed hands in less than a year.

The Summit at Fritz Farm, an upscale shopping center that opened in 2017 at the corner of Man o’ War Boulevard and Nicholasville Road, has been purchased by Hendricks Commercial Properties of Wisconsin.

The sale comes after Hamburg Pavilion, the 106-acre development along I-75 and Man o’ War Boulevard, quietly sold in October 2024 for $135 million, about $50 million less than in 2014.

Hendricks, a national real estate investment and development firm, said in a news release the group purchased The Summit from Swift Creek Real Estate Partners and Centennial Real Estate Management LLC.

The purchase price for The Summit was not disclosed.

The property was assessed by the Fayette County Property Valuation Administrator at at least $90.5 million for 2025. The former Fritz family tobacco farm sold in 2015 for $13 million.

There are now more than 60 street-level shops, nine restaurants, a luxury apartment community and Whole Foods grocery on the property.

Stores at The Summit include Pottery Barn, Williams-Sonoma, Apple, Ariat, Free People and Warby Parker. Restaurants include Ouita Michel’s Honeywood, J. Alexander, Shake Shack, Grimaldi’s Brick Oven Pizzeria, Condado Tacos, Blue Sushi Sake Grill and 33 Staves at the Origin Hotel.

“We are excited to add Fritz Farm to our portfolio,” Rob Gerbitz, CEO of Hendricks Commercial Properties, said in the release. “This acquisition aligns with our strategic vision of investing in high-quality, experiential mixed-use properties that serve as community hubs. We look forward to building upon the strong foundation established at Fritz Farm and continuing to enhance the experience for tenants and guests alike.”

Hendricks Commercial Properties also owns properties in Wisconsin, Idaho, Florida, California, Indiana and Tennessee.
